What should letting agent software do?
At a minimum, letting agent software should handle: tenancy management (creating and storing tenancy agreements, tracking key dates, managing renewals); maintenance management (logging and tracking repair requests, communicating with contractors); financial management (rent collection, arrears tracking, landlord statements, VAT reporting); and compliance tracking (certificate renewals, deposit protection, Right to Rent checks). More advanced platforms also include CRM functionality, portals for landlords and tenants, and integrations with property portals like Rightmove and Zoopla.
What to look for in 2026
Given the changes introduced by the Renters' Rights Act, agents should prioritise software that has been updated to reflect the new periodic tenancy framework, the new Section 8 grounds for possession, and the PRS Database registration requirement. Software that still operates primarily around fixed-term ASTs will require significant workarounds from 31 May 2026 onwards. Ask any software provider directly how they have updated their platform for the Act before committing.
Key questions to ask
Before choosing a platform, ask: (1) Has the software been updated for the Renters' Rights Act? (2) Does it integrate with the PRS Database? (3) What is the pricing model — per property, per user, or flat fee? (4) Is there a minimum contract period? (5) What does the onboarding and data migration process look like? (6) Is there UK-based customer support?
